<p>It lives big&#8230; and I mean B I G.  The main living areas all flow seamlessly in to each other, and these spaces beg to be lived in &#8211; whether it&#8217;s just you and a big bowl of popcorn in front of the t.v. for the night &#8211; or dozens of friends firing up the barbecue for an evening of fun &#8211; this space is here to serve,  and it does so beautifully, elegantly and effortlessly.</p>
<p>The light pours in through each window and french door, making the perfectly polished wood floors glow like embers &#8211; and these french doors (3 sets of them) all open to reveal the walled backyard, complete with covered patio, pavers and custom gates.  If it were my home (yep, I&#8217;m dreaming again), I would turn the new 2+ car garage at the back of the property into a quiet and intimate guest space and run a long rectangular pool between it and the patio.  But, we get so many requests for 2 car garages and I guess even our cars need a break from the Arizona sun every once and a while, eh?</p>

<p>So, back to reality and to the house&#8230; With 3 bedrooms and 2 baths &#8211; and measuring over 1800 square feet, there is definitely room to spread out.  But what about the stuff?  You know&#8230; the inordinate amount of clothes, appliances, books and electronics that each of us seems to accumulate so much of?  Well, bring it on&#8230; Because this home doesn&#8217;t just offer living spaces to die for.  There are 2 H U G E walk-in closets here (one is in the 3rd bedroom &#8211; or what I would consider the office &#8211; and the other is in the INCREDIBLE Master Suite), a Palatial Pantry in the kitchen and generously-sized laundry room with additional storage &#8211; PLUS, linen closets, drawers and cabinets and extra space in the garage.  Talk about an anomaly in the downtown historic districts!</p>

			<content:encoded><![CDATA[<p><em>February 11th, 2011</em> &#8211; Today marks the 6 month anniversary of Historic Phoenix’s remodel.    Maureen and I spent the summer of 2010 visiting all of Phoenix’s   historic districts, walking the sidewalks and through homes for sale,   visiting with neighbors and then writing about the 35 districts in   Phoenix.</p>
<p>We added school information for each district, restaurants and   shopping and an MLS access that’s become really popular.  All-in-all,   over 200 new pages of information on our historic districts were added   when the remodel went live on August 10th.</p>
<p>You’ve been busy since then doing exactly what historicphoenix.com   was created for.</p>
<p>Over the last six months,<strong> more than 50,000 visitors have   searched through the site racking up over 500,000 page visits</strong>.  It looks   as if a lot of people feel the same way we do.  Downtown Phoenix and   the historic homes and neighborhoods within are a great place to live!</p>
<p>So, after all of the data has been compiled, aren’t you curious about   what districts and neighborhoods ranked the highest?  We sure were.</p>

<p><strong>CONTEXT</strong></p>
<p>Downtown Phoenix is a uniquely Western Landscape. While it encompasses vast zones of emptiness and vacancy, it also teems with vibrant and intense activity. The prevalent desert dwelling around Phoenix is unfortunately a stucco box perforated with small openings, located at the end of some freeway or on the fringes of a once prosperous agricultural field. Originally, Phoenix neighborhoods were constructed on the edges of the downtown core, fit with trolley lines, water canals, broad front porches, and deep overhangs. But car-centric/developer-driven development since 1950 broke the neighborhoods apart with freeway construction and the allure of cheap housing in commuter suburbs. Yet, while downtown Phoenix lost it’s pulse, the historic neighborhoods still exist in downtown and retain the character of days past. Today they are contributing positively to the regeneration of the city’s urban pulse. The Hoover House is essentially an urban-infill project within a single-family home property. The site is located in the Ashland Historic District near the downtown core. The project consists of an addition and remodel of an existing 1924 home that demonstrates a common predicament within historic district neighborhoods. They are ideal places to live due to the proximity of transportation, community and civic centers, as well as the integrity of established neighborhoods, mature landscaping, and quality home construction. However, the home sizes are not conducive to modern family requirements and amenities. The clients expressed a desire to remain in their current home but asked for a dramatic increase in living space without reducing the quality of their outdoor living space. In the end, <a href="../merzproject/">[merz]project</a> maintained a historic treasure and guaranteed its future viability through inventive interpretation of preservation, innovative design, and a commitment to its urban, community, and environmental context.</p>

<p><strong>DESIGN CONCEPT</strong></p>
<p>The Hoover House was designed as a response to the existing historic house, not as an imitation of it. By designing an addition that is clearly different than the original, the value of the original is enhanced. Furthermore, the original 1924 home is historic because it was a result of its time and context, in the same vein the addition was designed and built to be timeless in its innovation, materiality, and simplicity. With this in mind, <a href="http://www.historicphoenix.com/architecture/merzproject/" >[merz]project</a> developed a new addition that creates a dialogue with the existing residence through experiences of thresholds, gardens, materials and light. By utilizing similar structural systems and archetypal forms, but clearly different materials, the resulting zinc-clad extension possesses a timeless quality that merges with the traditional character of the original red brick bungalow. The addition is simply a rectangular volume with a gable roof. The home is now entered within the garden space between the old and new house. At this knuckle condition, the resulting glazed vestibule has an indoor/outdoor quality that introduces the common idea inherent throughout the rest of the home: walls always serve a purpose other than merely dividing space. Walls are utilized as storage, space-defining sculptural elements, and masses that contain private functions. The abundant glass on the home’s perimeter obviously dissolves the intuitive structural character of a wall. Additionally, thick masses of blue-stone “float” within the envelope and loosely delineate traditional spaces such as a living room and master bedroom. Rich walnut millwork extends from the old front door to the opposite end of the addition and alternates between utilitarian function and threshold conditions. The old house was cellular with distinct space for distinct functions. Contrary to this, the new addition has clear programmatic conditions that are defined by the presence or absence of functional masses of walnut or blue stone. The voids, such as the 24 foot wide opening in the main living space, reach into the existing landscape creating indoor/outdoor rooms that fully utilize the extraordinary desert climate in the autumn, winter, and spring seasons.  Through its responsiveness to location, history, site, and environment, the Hoover House is the first home in the downtown historic neighborhoods to re-vision what “historic” means and creates a new vision for modern, efficient, environmentally responsive urban-living in the fastest-growing city in the United States. It represents the new history of the New American City.</p>

<p><strong>SYSTEMS</strong></p>
<p>The act of constructing a building is the single greatest symbol of our ability to physically affect change in the world and we believe that responsible design and construction processes are as important as the end product. Our commitment to the environment is witnessed through the multiple projects that we have designed and submitted through US Green Building Council’s rigorous <a href="http://www.usgbc.org/DisplayPage.aspx?CMSPageID=64"  target="_blank">LEED accreditation process</a>. The concepts explored through the LEED accreditation process are employed in the Hoover House. This is an infill project where the site was minimally disturbed. There was an existing grade change in the site due to the old water canal located at the South end of the property. In order to direct water away from the house, a raised terrace was constructed at the rear of the property to negotiate the existing slope and the house is situated in a bed of pea gravel and permeable pavers to allow proper drainage. The drought tolerant turf and plantings require minimal watering, monitored by an drip irrigation system and a rain delay controller. Located along the new Light Rail line and near a station, the unique location of the home will allow for the homeowners to reduce their need for an extra vehicle. The family of  four will be able to utilize the new public transportation for daily needs such as getting to and from work and daily errands. Many aspects of the material and systems selection and construction methods employ energy saving ideas. A formaldehyde-free environment was achieved by utilizing the concrete slab as a finished surface, existing wood flooring, and non-toxic custom cabinetry. Non-petroleum bases finishes and sealers were used on the millwork and flooring. Low VOC paint was used on the small amount of drywall utilized in the home. Low-E insulated glass units are installed throughout the new addition. High-density spray-in foam was applied in the new walls and ceiling, as well as in the existing attic space. The orientation and location of glazing on the building increase natural daylighting, reducing the need for artificial lighting. During the majority of the year, the location of window openings allows the homeowners to enjoy the use of cross ventilation for passive cooling. The entire home has been outfitted with a high-volume central heating and air-conditioning system, with programmable thermostats. The home is also equipped with low flow plumbing fixtures and a high efficiency water heater. The exterior skins are clad in high performance recyclable materials including zinc corrugated panels. This cladding system on the addition is a “breathing” skin that traps heat outside of the building envelope and, through convection, exhausts the hot air. The corrugated zinc also effectively “shades” the structure and reduces water and air infiltration. Through a modest selection of natural interior finishes and restraint in size, the home efficiently services the homeowners and has a low impact on the environment.</p>

<p>The house has a demanding but sophisticated street presence.  The green grass field provides a contrasting setting for the house from the street.</p>
<p>The walkway leading up to the front door is a series of large exposed aggregate concrete squares, with purple plum trees in large concrete planters on one side, and a row of Japanese Privets on the other – screening the full-sized badminton/volleyball court on the west side.  Another row of Japanese Privets screens the parking and a full-regulation sized ½ basketball court on the east side of the front yard.</p>

<p>The 2-story living and dining room is the focal point of this home.  Located in the middle of the ground floor, everything either opens or looks on to this impressive space with real or implied separation of adjacent spaces.</p>

<p>The windows of the house are custom-made Jeld-Wen wooden windows with high-performance Low-E glass, stained on the inside and metal-clad on the exterior.  The 11-foot high sliding glass doors open to the entire room to the front patio and the long linear water feature at the front of the house.</p>
<p>The wood flooring is Sable-colored Maple, with wooden baseboards to match the custom millwork.</p>
<p>Modern leather furniture from Copenhagen, and back painted plexiglass art from the Phoenix Art Group complete the picture.</p>
<p>The kitchen design follows the same geometric principles of the main house.  The 12-foot long kitchen island, as well as the wall and soffit that wrap the refrigerator and cabinets, actually mimic the roof line and massing of the main house exterior.</p>
<p>The kitchen cabinets, like all of the cabinets in the home, were custom made in Italy by Maistri with gray oak veneer.  The simplicity and style features an integrated groove pull handle on the base units, which along with the strong shapes, creates a vigorous rhythm throughout.</p>
<p>The countertops and window sills are made with Caesarstone throughout the entire house.  The backsplash features olive green mosaic marble and wood paneling.</p>
<p>The flooring, like all other tile areas of the home, is Batigue Blue Limestone – quarried to order in Italy and honed finished and sealed.</p>

<p>The lighting design for the house includes over 200 recessed Halogen lights, suspension lights with resin-encapsulated fabric, and indirect accent lighting.  All of the lighting is controlled by radio frequency typr dimmers with unlimited adjustment and synchronizing abilities.</p>
<p>The entire 1800 square foot second floor is the master retreat, including a loft and office area.</p>

			<content:encoded><![CDATA[<p>Well, after one REALLY busy weekend, I&#8217;m pretty comfortable in saying   that the Bates&#8217; family knows how to remodel homes beautifully.  Both   Georgia and her daughter Natasha have decided to sell their homes and   both had busy weekends as a result!</p>

<p>Scheduling continues for <a target="_blank" href="../2010/10/06/urban-compound-georgia-bates-steve-martino/">Georgia Bates&#8217; home and studio</a>, while two wonderful couples get their financing in order and dream about buying this stellar parcel in <a href="http://historicphoenix.successwebsystems.com/filterarmlsresi_191064.cfm" >the Coronado Neighborhood</a>.  One thing&#8217;s for sure, once a buyer steps behind the walls of this <a href="../2010/10/06/urban-compound-georgia-bates-steve-martino/">live-work compound</a>, it&#8217;s hard for them to leave again.  We showed <a href="../2010/10/06/urban-compound-georgia-bates-steve-martino/">this property</a> five times this weekend, to two couples.  Both understandably wanted to   see the spaces during the day, and again in the evening.  The night   showings were my favorites.</p>
<p>Georgia lit candles in the gardens and had jazz music piping through   the studio, home and outdoor spaces.  It was a beautiful weekend, too &#8211;   so, we actually even enjoyed the outdoor fireplace!  As I stood at the   large glass paned doors of <a href="../2010/10/06/urban-compound-georgia-bates-steve-martino/">her studio</a> and looked across the courtyard into <a href="../2010/10/06/urban-compound-georgia-bates-steve-martino/">her main living area,</a> I tried -once again- to figure out how I could own this place.  Alas, all signs point to &#8220;no&#8221; for now.</p>

<p>Georgia even stacks firewood with an artistic flair!  I&#8217;ve been a   HUGE fan of her style for years &#8211; and I&#8217;m in good company!  Although   Georgia has had praises from some of the top designers and critics in   the industry, this one sums it up perfectly: &#8220;Work that seems   deliberately poised&#8230; yet remarkably relaxed and  always magnificently   woven with history and memories of years layered  upon years&#8230; At the   end of the day, Georgia’s designs smile at you.” Can you tell I&#8217;m a fan   of her work?</p>
<p>At any rate, I&#8217;m convinced that one of these buyers will be the proud owner of <a href="../2010/10/06/urban-compound-georgia-bates-steve-martino/">a timeless piece of property</a>.    There&#8217;s still time to throw your hat in the ring, so if you&#8217;ve been   toying with the idea of buying an incredible property like this, call me   before it&#8217;s too late!  &#8211; After all is said and done, I just hope that   the new buyers invite me over once and awhile.  I&#8217;m going to miss this   place&#8230;</p>
<p><a href="../2010/10/09/art-modern-2235-north-12th-street-phoenix-arizona/">Natasha&#8217;s home</a> was just as busy as her mom&#8217;s was this weekend.  Kids chased the dog   around the pool and grassy back lawn as parents wandered through <a href="../2010/10/09/art-modern-2235-north-12th-street-phoenix-arizona/">the Art Modern property</a> and measured rooms for their own furniture.  As one of the admirers stated, &#8220;This isn&#8217;t a short sale?  I thought that <a href="../2010/10/09/art-modern-2235-north-12th-street-phoenix-arizona/">homes like this</a> would cost more money.&#8221;</p>
<p><a href="../2010/10/09/art-modern-2235-north-12th-street-phoenix-arizona/">Classic &#8211; well thought out desig</a>n   doesn&#8217;t have to be expensive!  There have been quite a few example of   &#8220;Homes Gone Wrong&#8221; on the market lately.  Properties that have been   remodeled and added on to without any thought as to how the &#8220;flow&#8221; would   be for the new owners.  It&#8217;s unfortunate, because with a little   planning, these smaller homes could get a much needed addition that fits   beautifully with the original footprint of the home (and property) and   doesn&#8217;t scream &#8220;last minute idea&#8221; at new buyers. <a href="../2010/10/09/art-modern-2235-north-12th-street-phoenix-arizona/"> This home</a> is a great example of what additions SHOULD be&#8230;  Offers are brewing, so come and see this <a href="../2010/10/09/art-modern-2235-north-12th-street-phoenix-arizona/">fantastic space </a>while there&#8217;s still time!</p>
<p>So, that&#8217;s about it for this weekend.. Oh, I finally found Dr. Jill a house that she loves!  It&#8217;s a charming Tudor in the <a target="_blank" href="http://historicphoenix.successwebsystems.com/filterarmlsresi_191058.cfm" >Willo Historic District</a>.  The offer is in and we&#8217;re just waiting to hear back from the seller&#8217;s agent, Tom&#8230; Dr. Jill, my fingers are crossed too!</p>
