Why Buy Historic?

Central Phoenix's historic districts have enjoyed an increase in popularity over the years for a variety of reasons:

Location

Most of the historic homes in Phoenix are situated in the central/downtown area, so if you work in a downtown office you can avoid a daily commute in traffic. A variety of theatre and sports venues will also be close, sometimes even walkable from home. And with today's freeway system and light rail line, it's easy to get elsewhere in the Valley when you need to. Sky Harbor International Airport is just minutes away from the historic neighborhoods of Phoenix, by car or by light rail.

Style & Character

Historic properties are full of the style and warmth that many of us grew up with. The homes are diverse in architecture, style, size and details--built with a craftsmanship and individuality that is rarely seen in newer construction. The pleasant tree-lined streets and mature landscapes add priceless character that's hard to find in newer suburbs. And where else in Phoenix will you find your neighbors sitting on front porches?

Tax Benefits

There are some wonderful tax benefits available to the owners of historic properties (The State Historic Preservation Office http://azstateparks.com/SHPO/propertytax.html ) and occasional grants (Phoenix Historic Preservation Office
http://phoenix.gov/HISTORIC/financial.html) that might help to offset the expense of restoring the roof or gorgeous windows of your historic home.

Construction

It's not difficult to understand the differences in construction between homes built today and the properties built 50 to 90 years ago. Thump a wall sometime and you'll see! Plaster walls, brick (or double brick) construction and beautiful finish work are evidence of the enduring quality of the historic homes in Phoenix, Arizona.

Value & Appreciation

Historic properties in Phoenix have appreciated at a higher rate (and continue to hold their value better) than most other areas of the Valley.
There is tremendous value in buying where others want to be. And there is incredible value in buying a property that is totally unique, not a duplicate of the house next door. 

Community

You will know your neighbors in these downtown historic neighborhoods.
You'll meet them out walking their dogs on these tree-lines streets, or while they are out planting flowers in their front garden beds, or when they say hello from their shady front porches. Who needs gated communities when you have neighbors watching out for you?

No HOAs

With very few exceptions there are no Homeowner Associations (HOAs) in the older neighborhoods of central Phoenix, no monthly HOA fees, and no HOA rules telling you what color you can paint your house. (Idlywilde Park Historic District, and the Country Club Manor neighborhood are exceptions and do have HOAs to maintain neighborhood common areas.)
