Seller’s Property Disclosure Statement-  Seller

Sellers who have lived at the property they are planning to sell will answer the questions on this 6 page document.  Questions ranging from roof age to neighborhood nuisances are asked here and sellers should be as honest as possible when addressing these questions.

Exclusive Right To Sell- Seller

This is the “Hire” form used to employ Realty Executives and the Historic Phoenix Group when selling your property.

Residential Profile Sheets- Seller

These questions will be answered by both the seller and our listing agents and will then be put into our Multiple Listing Service to assist other agents in determining whether your home is a perfect fit for their buyers.  These questions are similar to the Seller’s Property Disclosure Statement, but deal more with the amenities, room measurements, and overall features of the property.

Residential Purchase Contract- Buyer

This contract is initiated by the buyer and his/her agent and is the initial offering for the chosen property.  Buyers who anticipate finding a home to purchase may want to do some preliminary reading of this contract before their new home is found.  If the offer is acceptable to the seller, then the buyer’s agent will receive this contract back and all of the signatures of the seller will be included.

Many times, though, the seller wants the original purchase contract changed or points on it clarified.  If this happens, the seller and his/her agent will complete a Counter Offer.

Counter Offer- Seller or Buyer

This form is used by either the buyer or the seller when changes are requested on the original purchase contract.  On occasion, there can be several Counter offers sent back and forth between buyers and sellers until a final resolution has been reached.

Agency Disclosure and Election- Buyer and Seller

This form establishes the fiduciary relationship between the agent and the client.  In many cases, this relationship can change if one contract falls through and another one replaces it.  A new Agency contract for each contract is necessary.
