When we asked Rousseau about his vision for 35 W. Lynwood (and Isabell Court, in general) he told us that he was inspired by the courtyard homes of the teens and 1920s, especially by those of Irving Gil. Otherwise, he worked within the “Phoenix Vernacular” of exposed masonry, brick window sills, and metal roofing.

“My interpretation of it includes a combination of industrial materials, such as the structural tube window lintels and copper pipe hardware, with traditional details, such as the exposed rafter tails that are customized to support the gutters, and interior trim details such as window sills and baseboards,” Rousseau, who currently owns the home, told Historic Phoenix. 

35. W Lynwood is nestled at the back of Isabell Court, providing utmost privacy for its future homeowners. With the other three homes, it shares a lush, manicured courtyard complete with a star-shaped, tiled fountain at center. The home also has its own private paved courtyard, accessed through the kitchen and dining space, which boasts a resort-style water wall, heated spa and built-in BBQ grill.   

Step inside this exquisite space and you’ll get an even better feel for that “Phoenix Vernacular” Rousseau talks about. Through the front door, you’re immediately met with a foyer, complete with a half bathroom. From there, you’ll quickly notice the unique corner windows in the primary living space, which Rousseau says were inspired by Frank Lloyd Wright. These let ample sunlight flood the room while still providing a private sanctuary inside. In fact, the windows throughout the house were strategically placed so that they wouldn’t look into the other homes (and vice versa). 

The tiled fireplace in the living room – situated between two sets of corner windows – serves as the primary focal point of this space. You’ll have fun decorating in here, for sure. Through a wide, arched entry you’ll find the spacious, gourmet kitchen and dining area. There’s plenty of built-in storage here, and the recessed refrigerator creates even more space.

The upstairs is accessed through the living room via a wide, light-filled staircase complete with Roussea’s signature copper pipe handrail. This second floor contains two spacious bedrooms, including a gigantic, breezy master room with its own tiled fireplace, and an ensuite black-and-white, NYC Subway-inspired tiled bathroom. This master bathroom contains two pedestal sinks, a roomy walk-in shower, a gorgeous clawfoot tub, private toilet, and, of course, a generous walk-in closet. 

The second bedroom, which also features a black and white ensuite bathroom – could serve as an additional living space, home office, studio, guest room. Let your imagination run free! These two bedrooms are divided by a long corridor, which create a true sense of privacy between the two spaces. Also in this corridor, you’ll find the laundry room, which already has built-in shelving and an additional closet for storage.  

From the private courtyard to the dreamy fireplace to the clawfoot tub and gourmet kitchen, 35 W. Lynwood is a true Phoenix treasure.
